Every oak frame is different, and yours will need pricing properly. But you'll want a guide figure now, so you can start planning and judge whether we're the right fit. Put your size into the calculator below for a guide cost at each level of service. Every figure includes VAT and is correct at October 2026.
On work to an existing home, yes: at 20%, with the figure before VAT shown alongside. A new house is normally zero-rated and a barn conversion normally 5%. A frame we supply without putting it up is charged at 20%.
Four things, whatever you are building: planning and building control fees, which you pay to the council rather than to us; deeper or piled foundations where the ground needs them, as every rate assumes ordinary ground; getting services to the building, meaning power, water or drainage brought out from the house; and diverting drains and services already running where the building is going. Each product page lists anything else a price leaves out.
The oak is expensive and the complex joints are still cut by hand. We use sap-free green oak, planed and chamfered, with every joint draw-pegged. If the lowest price decides it, softwood or steel will cost less.
